Look at the last 2 years like my post said, it went from 43c/share, to 42c/share to 46c/share. That's barely7% over 2 years when TD money is now 5% and as a dividend play for SMSF's and retirees DDR has underperformed and management confidence has been dented.

I agree over the longer term DDR has been very successful, but it your are wondering why the SP is struggling the past 2 years it's because investors have not been rewarded with growing dividends and have suffered capital losses.

This is despite acquisitions which have seen strong revenue growth over that period and a push into new products/markets with Cyber security etc. Not everything DDR touches turns to gold unfortunately.

If you are a new investor to DDR you would want to see more evidence that they are back on track, the past is the past.
