in Philippines foreigners are allowed to own a condominium but not any land. They can build a house on a lot but never own the land unless they have children who are born to a Filipina or Filipino. These children can then inherit the property with a lot and house. And yes, the limit is 40% in the construction and ownership in the condominium complex. The land is held by the strata. I don't know about other Asian rules. Australia learns nothing from foreign ownership in other countries and our rules are so slack. No wonder we are targeted by especially the Chinese as it is only recently they could own property as it was owned by the state before. Rich Chinese therefore invest overseas, not just Australia, as a means of preserving their wealth.
