Ahh its the path I have chosen not an easy one but I wanted good income streams and wasn't chasing capital gains - means dealing with more troubling tenants at times. Yep delt with trashed houses etc all of which you have mentioned. Currently in the process of evicting a family that I spent a year trying to do the right thing so they could keep a roof over their head - but they were thick as bricks and never learned even after a tribunal ordered payment plan. Some people you just can't help and in the current climate their chances of finding somewhere else to live is buckleys and none and they will have to find another 30% again as their rent isn't close to the current market rates. So yep I am a bad landlord - if I was a good one treating it as 100% business I would have evicted them ages ago.
