Fully agree with your comment here. I advocate interest only for the first couple of years on an investment property to get established and then move to a long term capital and interest payment with an offset account to build equity in the property and to provide income when stop working or sell for lifestyle needs. Also provides a margin if interest rates rise or fall to not get into trouble.
Don't look for a quick return on capital appreciation and then fall into the trap if interest rates rise or market values fail to increase and the property does not appreciate. I Don't use NG as a motivation to buy although it is useful in difficult times.
