it is mission impossible to get private enterprise to look after social and welfare housing

to even attempt to fluff around the edges of a dismally failed concept -

would require private enterprise to have a large rental stock book --------------- and stiff stiff stiff rules on long minimum time limits to hold their investments - AND a wack of capital gains tax on sale

and also hefty assistance for renters - AND that the large capital gains taxes on sale of residential real estate divert to low income non home owners

that's a wild wild bridge too far for Australia -------- a political impossibility

and other nations that do have such mechanisms ALSO have government welfare and social housing - mandated minimums

Oz is totally stuck with massive problems from decades of cancerous lack of care and proper thought about housing

Problem is our draconian rental laws. Should we have longer term stability for leases yep but it should also be indexed to market demand. We also need better laws to protect good tenants and good landlords - very hard and costly to get rid of dirt bag tenants and they get away scott free when they should have a massive debt over their head to pay for their damaage.
