'New retail' won't appear until 'smart money' does. Targeting this demographic is redundant at this stage, time and money better spent on direct marketing to big fish IMO.
Fortunately, the re-emergence of 'old retail' is driving a significant re-rate. 'Smart money' is going to have to pay a premium...
