Ignore the RE guys altogether and buy shares.
DYOR and cull heavily down to a few stocks.
I have several stocks purchased recently in the hundreds of percent returns in months - not decades. A few mediocre ones too of course but the gains radically outweigh the poor ones.
Property prices at record highs and people cant pay the rent asked for - you know what that means going forward.

Don't get sucked in to spending more than you can afford, don't even go within a mile of what you think you can afford. Buy the worst house in the best street, it's an old saying but stands true no matter whether is rural or city.
