I appreciate the effort that's gone into your post, cheers! I do think the stamp duty point is moot though - it was in the reports. I also am not sure about the difference between REITs and equities re cap raising; i don't recall retail ever being consulted? Do you mean that the board eventually answers to shareholders in stocks, but not in REITs? I'm also not sure that the best option would have been to sell off one of the properties at a potential loss... but do agree that the giant discount is outrageous
